The Property Selling Company, is a little different to your local estate agents

I’ve found out how much my house is worth, what happens next?

Simply input your information into the sign up form on our website. From here, one of our skilled consultants will send you an email or call you. They will welcome you and provide you with any information you need, including an initial valuation.

We will arrange and pay for professional photography and floor plans on your behalf. This will then be handed to you, together with an interesting write-up for use on marketing materials. We will then list your property on Rightmove and Zoopla and our website.

We will pay for your home’s viewing service, and once viewings begin, we will sell it within 28 days. We will negotiate with the potential buyer to obtain the best possible price for you.

Once the deal has been agreed upon, we will forward it to you through solicitors (at our expense), and the sales progression procedure will commence. The transaction will be finalised and the money will be sent to you after completion, which is usually within 12 weeks.

How can you improve the value of your property?

  • By dividing your property into flats, or converting the basement you could increase your market estimated value by up to 30%.
  • By converting your garage into living space, adding a side-return expansion into the kitchen (to increase its size), or adding a bedroom in your attic, you could increase what your home is worth by up to 15%.
  • By adding a conservatory, obtaining planning permission or building a patio or decking in your garden, you could add up to 10% to your house value.
  • By remodelling your bathroom with modern fittings, or turning your living space into an open plan room, you could increase your value up to 3-5%.

What could decrease your house value?

On the flip side of the coin, if you are wondering why your house value is not as high as other similar sized properties in your area, here are a couple reasons why it could be:

  • There are problems with your property like environmental pollution, noise, dampness or fungus, as well as structural flaws.
  • Prices in your area could be low because there are societal issues like high crime rates, poor school ratings, lack of employment or a surplus of local housing.
  • Please take into account that outdated interiors, plumbing, electrical fixtures and fittings may affect the value of your home.

How do I check local house valuations?

The Land Registry can be used to determine current home costs in the area. You can search the government’s database for digital copies of land register title deeds for a fee. You can learn about the property’s current owner, previous owners, and any general borders here. Moreover, how much they had already spent for the property.

Alternatively, if you don’t want to bother with the hassle, then get in contact with our team and we will be happy to value your house & look at the local area for you.

Another option for checking local land house prices would be to look at Rightmove Property UK, who have a report that shows you the UK sold prices of properties. This shows house prices from May 2000 onwards using the Registers of Scotland and the HM Land Registry, as well as any current market trends in your local area or within the wider United Kingdom.
