Getting started

We will send you your online market valuation via email within 24 hours by filling out our submission form on our main page. This is a no-obligation, stress-free service, and we will not pursue you to continue the process with us if it isn’t what you are currently looking for.

Space, the final frontier – no, but seriously! If you can create space either by something as big as renovation, or something as simple as a fresh lick of lighter shaded paint, you’ll be on for a winner.

You don’t necessarily have to create physical space; it can be the illusion of it, too – like adding more mirrors and light fixtures or using shaker-style units to develop a sense of height. Also, remember to declutter, declutter, declutter!

As of July 2022, the average house price in the UK was £292,000, this breaks down as £312,000 in England, £220,000 in Wales, £193,000 in Scotland and £169,000 in Northern Ireland.

Stamp Duty Land Tax is a tax you pay to HMRC when buying a home. The tax depends on where your new property is located, who owns it and how much you pay for it.

Selling my house

To sell your house, with us at least, will cost you nothing. You bet you heard that right, by using our service, you won’t have to pay us a penny. We have no hidden fees or unnecessary additional add-ons.

To get your home ready to view, you should ensure your house is tidy and decluttered. You do not need to clean professionally as long as the house is in good condition.

With us, you will be able to sell your house in 28 days; we are dedicated to changing how you sell your home. We believe in selling fast and efficiently, so you have more time for the better moments in your life.

When you sell your house, you won’t be subjected to taxation unless you are buying and selling — by purchasing a new home, you will have to pay stamp duty.

You do not have to pay stamp duty when you sell your house; this will only apply if you buy a new property.

When you sell your house, you will change address, which needs to be registered with HMRC to receive the correct council tax on your next property.

You also have to notify HMRC of the sale within 30 days of completion — this is not applicable if there’s no capital gains tax (CPT) payable.

Typically, estate agents will bring up the ‘five-year rule as this is supposed to be the time it takes for you to make a return on investment in terms of estate agent fees & mortgage interest. However, this is a concept stuck in the past — you can sell whenever you want, and many people sell within the first five years of living in a property. It’s up to you!

You certainly can! You can sell your house anytime, even if there’s still some mortgage to pay off. However, the process of porting (transferring a mortgage) can be confusing, but our customer service team can take you through the process.

It depends on your situation! If the sale of your house is more than the amount you have left to repay your mortgage, then you can sell your home before the end of your mortgage.

Or, you can pay off your mortgage and then the total cost of selling your house can be counted as profit for you.

You should notify your bank once you have accepted an offer on your house. But making them aware beforehand may ease the process of giving an accurate mortgage payoff quote. This will help you and us figure out how much the asking price needs to be so you can cover any leftover mortgage payments.

Moving my house

When moving house, you should notify your: bank or building society, credit card provider, HMRC, local authorities, DVLA (V5c & Car Tax), car insurance provider, utility companies, household services (landline, TV licensing, internet providers), Royal Mail, The Electoral Commission, the Department of Work and Pensions, your employer, education providers, healthcare providers and any subscriptions or services you pay for.

Your first night in your new house…how exciting! Here is a list of our first-night essentials so you can party like it’s 1999; phone chargers, toothbrushes, toothpaste, kettle, mugs, tea/coffee, local takeaway menu, bottle opener, and champagne – only joking.

Our fantastic team of consultants will be able to arrange a removal company to help you move your belongings – either to self-storage or your new home!

If there is a gap between when you are due to move out and when you are expected to move into your new home, it may be wise to get secured self-storage for all your belongings. It is wise to do this sooner rather than later as the self-storage lots may become booked up.

Our services

As part of our service, we offer a free hosted viewing which means you do not have to host your viewings — but if you want to, we aren’t stopping you!

Usually, a home viewing will last between 20 to 30 minutes, and you may have a few in a day – however, this can be modified to suit your needs and schedule.

You do not need to host your service, we offer free hosted viewings as part of our service – which will not cost you a penny.

When selling your house, you will need a solicitor or conveyancer, but we will cover all solicitor fees.

When comparing online estate agents, you should ensure that the rate covers marketing (photography, floorplans, property portals), house viewing services, negotiation and sales progression. You should also ensure that they are part of the National Association of Property Buyers and The Property Ombudsman – if they are, then you know they are trusted.

We don’t have an online estate agent rate. Instead, all of the above is part of our business model, and you don’t have to pay a penny.

You do not need to hire a photographer; we will do that for you and cover the costs.

You will not need to add your property to Rightmove; we will do it for you. Private buyers do not have access to property portals like Rightmove or Zoopla.

Yes. Our team of skilled consultants are trained in the art of purchases and will be able to help you find the right onward property for you.

About us

An online estate agent is different from a traditional one as it is entirely online. Maybe except for an in-person property valuation and house viewings, you won’t have to leave the comfort of your sofa. And, instead of asking for a percentage of your final selling price, they will ask for an upfront fee of £100-£1000.

The Property Selling Company isn’t just your average Joe; we are a company driven to change the house selling market and how you sell your house. We will go out of our way to ensure you are delighted with our customer service and your final housing sale situation.

We offer a no-fee service, meaning we will cover all your fees – which leaves you with more money in your pocket. You will benefit from our expert team of consultantsx who will fight every battle for you, from bartering with your potential buyers to removal teams to any purchases you need to make.

You can sell your house within 28 days by using our service. This is a fraction of the time it would take a typical estate agent to sell your home. We have the systems and processes to sell your house quickly and for the most amount of money possible.

It’s a matter of which you care about more; money or time. A cash buying company will buy your house for 10-25% below its market value but in significantly less time than an online estate agent.

The Property Selling Company has over 50 years of experience in the residential property business and excellent customer care and marketing knowledge.

We are part of the National Association of Property Buyers and The Property Ombudsman – meaning we follow a strict code of conduct that enforces that we treat all customers fairly and respectfully.

Suppose you choose to sell your property with us. In that case, you will be given a consultant who will act as your point of contact throughout selling your property and any further purchases.

Our fees

You will face no fees while using The Property Selling Company; we will cover everything generally associated with selling your property. Including any marketing (floorplans, photography, house descriptions for property portals) and solicitor fees.

We work on a profit-based transaction basis, meaning that we will agree with you on a selling price which you will receive in full; if the property sells for more, we gain that profit for our company. So you will pay no fees and get the agreed profit from the house sale.

Most online estate agents will charge you an upfront fee of £100 – £1000 or offer necessary ‘additional add-ons’, which can add up over time.

We will cover all your fees and costs, and the ‘additional add-ons’ are part of our business model, so you will not have to pay for them.

With us, none whatsoever! We will even pay for all your fees and costs usually associated with selling your house.

If you were selling your house for £277,000, the average cost of selling your home would be £6,224. With us, however, you will not be faced with hidden charges or solicitor fees so that this money can stay in your pocket.
