Selling my house

When you sell your house, you won’t be subjected to taxation unless you are buying and selling — by purchasing a new home, you will have to pay stamp duty.

You do not have to pay stamp duty when you sell your house; this will only apply if you buy a new property.

When you sell your house, you will change address, which needs to be registered with HMRC to receive the correct council tax on your next property. 

 

You also have to notify HMRC of the sale within 30 days of completion — this is not applicable if there’s no capital gains tax (CPT) payable.

Typically, estate agents will bring up the ‘five-year rule as this is supposed to be the time it takes for you to make a return on investment in terms of estate agent fees & mortgage interest. However, this is a concept stuck in the past — you can sell whenever you want, and many people sell within the first five years of living in a property. It’s up to you!

It depends on your situation! If the sale of your house is more than the amount you have left to repay your mortgage, then you can sell your home before the end of your mortgage. 

 

Or, you can pay off your mortgage and then the total cost of selling your house can be counted as profit for you.

You should notify your bank once you have accepted an offer on your house. But making them aware beforehand may ease the process of giving an accurate mortgage payoff quote. This will help you and us figure out how much the asking price needs to be so you can cover any leftover mortgage payments.

Moving my house

When moving house, you should notify your: bank or building society, credit card provider, HMRC, local authorities, DVLA (V5c & Car Tax), car insurance provider, utility companies, household services (landline, TV licensing, internet providers), Royal Mail, The Electoral Commission, the Department of Work and Pensions, your employer, education providers, healthcare providers and any subscriptions or services you pay for.

When comparing online estate agents, you should ensure that the rate covers marketing (photography, floorplans, property portals), house viewing services, negotiation and sales progression. You should also ensure that they are part of the National Association of Property Buyers and The Property Ombudsman – if they are, then you know they are trusted.

 

We don’t have an online estate agent rate. Instead, all of the above is part of our business model, and you don’t have to pay a penny.

You do not need to hire a photographer; we will do that for you and cover the costs.

You will not need to add your property to Rightmove; we will do it for you. Private buyers do not have access to property portals like Rightmove or Zoopla.

Most online estate agents will charge you an upfront fee of £100 – £1000 or offer necessary ‘additional add-ons’, which can add up over time.

 

We will cover all your fees and costs, and the ‘additional add-ons’ are part of our business model, so you will not have to pay for them.

With us, none whatsoever! We will even pay for all your fees and costs usually associated with selling your house.
