An Energy Performance Certificate (EPC) is a legal requirement for almost every home sold or rented in England and Wales. It is valid for 10 years, rated A (most efficient) to G (least efficient), and produced by an accredited Domestic Energy Assessor. In 2026 it matters more than ever — both for price and for compliance.
Why your EPC band is now a pricing factor
Three forces are pushing energy efficiency up the buyer agenda:
- Higher running costs since the 2022 energy crisis have made bills a viewing question.
- Mortgage lenders (Nationwide, NatWest, Barclays, Halifax) now offer 'green mortgage' discounts for EPC A/B properties.
- Regulation is tightening — particularly for rentals (see below).
Halifax's 2024 analysis put the average price premium for an EPC band C home at roughly 1.7% versus an equivalent band D, and almost 2.8% versus a band E.
The 2026 regulatory picture
For rentals (PRS — Private Rented Sector): the current Minimum Energy Efficiency Standard (MEES) requires a minimum EPC rating of E. The government's proposed (and currently under consultation) plan would raise the minimum to EPC C for new tenancies from 2028 and all tenancies by 2030. Landlords should plan for that now.
For owner-occupiers, no equivalent minimum exists — but mortgage products, insurance pricing and buyer demand are all increasingly EPC-sensitive.
What the EPC actually scores
An EPC scores a property on:
- Insulation (walls, roof, floor).
- Heating system type, age and controls.
- Hot water generation.
- Lighting type.
- Renewables (solar PV, solar thermal, heat pumps, etc.).
Crucially it does not measure your actual bills — it models a notional household. Two identical homes can have wildly different real-world consumption depending on occupants and behaviour.
Cheap improvements that shift a band
- Switch every bulb to LED: £50–£150, often worth 1–3 EPC points.
- Loft insulation top-up to 270mm: £400–£700 supply and install.
- Draught-proofing windows, doors and loft hatch: £80–£200.
- Smart thermostat with zoning: £150–£250.
- Hot water cylinder jacket (if applicable): £20.
Bigger investments to consider
- Cavity-wall insulation: £400–£1,500 — often the single biggest band shifter on suitable post-1920s homes.
- Solid-wall insulation: £8,000–£15,000 internal, £10,000–£22,000 external — high impact but high disruption.
- Double or triple glazing replacement: £400–£800 per window.
- Air-source heat pump: £8,000–£14,000 after the Boiler Upgrade Scheme grant (up to £7,500 in 2026).
Use the government's free funding routes first
The Boiler Upgrade Scheme, ECO4 (for low-income households), the Great British Insulation Scheme and a range of council-administered schemes can cover a meaningful chunk of upgrade costs. Check gov.uk and your local council's energy efficiency pages before paying full price.
Don't guess — get an assessor before spending
A retrofit assessment from an accredited assessor (typically £100–£300) models exactly which improvements would shift your specific home's band — and in what order. Two homes that look identical can need very different work. The £200 spent on assessment routinely saves thousands in wrongly-targeted upgrades.
